How is an instant valuation calculated?

Instant property valuations are calculated using Land Registry data from nearby properties that have sold or let. Instant valuations are helpful if you:

  • Want an immediate result
  • Want a convenient option
  • Are in the very early stages of considering letting or selling

However, if you’re thinking of letting or selling your property soon, we would always suggest you look at getting a more accurate valuation.

How we can provide a more accurate valuation

A face-to-face valuation is far more precise than an instant valuation, and here’s why:

  • It is carried out by an expert property valuer who knows the local area
  • They will be looking at your specific property, rather than estimating based on others
  • They will take into account any improvements you’ve made, such as extensions, layout changes, and redecorating
  • They will take into account any unique features your property has that may not be widely known about
  • They will be aware of current buyer and tenant demand in your area
  • They can provide advice on how to maximise the rental or sales value of your property
  • They can answer any questions you may have

Chris and Heather at the shanklin branch (I think) have been so incredibly supportive and helpful! As a first time buyer EVERYTHING was scary and the whole process was just a massive ball of confusion for me! But these two amazing staff members really did go above and beyond to help me understand it all and explain the process! Getting in contact with them was so easy and I never felt like a burden (despite asking 20 thousand questions) and they made it all feel so much easier then I thought it would be! They say buying your own place is one of the most stressful situations but because of these two amazing people dare I say I felt little to no stress!
