Please note that the purchaser is responsible for their legal costs associated with the purchase, and the lease assignment arrangements with the IW Council. The seller is responsible for their legal costs associated with the transfer of the licence/lease to the new owner. Terms and conditions apply with regard to the use of the Beach Hut, but it can be used all year round. The ground on which the hut sits is subject to a lease tenure with the IW Council, currently the balance of 10 years.

Lease Terms: The owner is required to arrange insurance, including public liability insurance. The owner will also be responsible for Registration of the Lease at HM Land registry, and all costs associated with this. A FAILURE TO DO SO COULD PREVENT THE FUTURE SALE OF THE BEACH HUT.
