RICS HomeBuyer Reports
The RICS HomeBuyer Report, replaced the old, long running HomeBuyer Survey and Valuation, on 1st April 2010.
The report is more user friendly and provides much more detail than the previous service as it identifies what the surveyor considers as the most important issues.
By applying condition ratings of red, amber and green to the elements of the building, services, garages and outbuildings, etc, the surveyor will tell you whether the defects are serious or urgent.
It also includes the surveyor’s opinion of market value and reinstatement cost (for insurance purposes).
Building Surveys
Choose the Building Survey (formerly called a structural survey) if you’re dealing with a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works. It costs more than the RICS Homebuyer Report because it gives detailed information about the structure and fabric of the property.
Our bespoke Building Survey also includes:
- a more thorough inspection and detailed report on a wider range of issues;
- a description of visible defects and potential problems caused by hidden flaws;
- an outline of repair options and the likely consequences of inactivity; and
- advice for your legal advisers and details of serious risks and dangerous conditions
- a number of clear photographs within the text to help you visualise any issues found
The Building Survey does not include a valuation, but we are able to provide this as a separate extra service.
Valuation reports
Some purchasers are happy with the condition of the property but require an independent assessment of the property’s value. This report includes a limited inspection, similar to a mortgage valuation. We also carry out valuation surveys for a variety of other purposes.
Inheritance Tax & Capital Gains Tax Valuation Reports
We also offer valuation reports for Inheritance Tax and Capital Gains Tax and have an extensive database of transactions from 1982 in line with the Capital Gains Tax regulations.
