Putting your property on the market might not be the first thing that springs to mind during the festive season, but in fact, year on year, Rightmove have seen a huge increase in the traffic visiting their site, with visits on Boxing Day last year 54% higher than the previous year. People are generally on holiday and therefore have far more time to browse the market.
Don’t panic though, you don’t need to have viewings when the tree is up and interrupting your Christmas movie marathon – the best thing to do is make your property visible online by marketing it on our portals including Rightmove, On the Market and our own website. We would then operate a ‘Do not Disturb’ policy so that people can enquire about your property, but viewings would not take place until the New Year.
Those that are viewing in December and January are properly motivated to move, and likely committed to moving quickly. There also tends to be less properties for sale around this time of year and therefore less competition to compete against for a buyer’s attention. It is not essential to wait until the Spring to sell. Most sellers wait until spring and then there is more supply and more competition, whereas over the festive season, there is less supply but still high demand. By selling your home over the festive period, you may be more likely to achieve a better selling price than you would trying to sell against the flurry of stock in the spring market.
